Why does my house smell musty?

Your house smells musty because mold is growing on something wet, and the gases it gives off while growing are what you smell. It is usually information rather than an emergency. Most causes are ordinary: a slow leak, a cooling coil, condensation on a cold wall, a house that simply runs damp. When the smell shows up, and where, narrows the list. Find the water before you buy anything.

What the musty smell actually is

The smell is a gas, and something living is making it. Mold growing on a damp surface releases microbial volatile organic compounds as part of its metabolism, a mix of alcohols, ketones, and aldehydes. That mix is what your nose reads as musty, earthy, or wet basement. Your nose is a good detector for it, and it is the only instrument most people have.

The useful part is what the gas implies. These compounds come from active metabolism, not from dormant spores sitting on a shelf. If you can smell it, that is a strong indication something is growing. Something growing means something is wet.

Spores themselves are not the story. They are already in the air of essentially every home, at low background levels, all the time. EPA puts it plainly: spores float through outdoor and indoor air, and mold may begin growing indoors when those spores land on surfaces that are wet. Roughly 24 to 48 hours of sustained moisture on a material it can feed on is the germination window. EPA's phrasing is that if wet materials are dried within 24 to 48 hours, in most cases mold will not grow.

That also tells you what will and will not end the smell. Microbial gases persist until the moisture is resolved. You are not trying to reach zero spores, and you cannot. EPA says that in most cases it is not possible or desirable to sterilize an area, and that the background level of spores that remains will not grow once the moisture problem is fixed. Take the water away and the smell loses its source.

Start with when you smell it

When the smell shows up, and where, narrows the list faster than any test does.

After it rains, fading a few dry days later. That pattern points outside, at water getting in rather than water already inside. Look at roof and window leaks, at gutters, and at the grade around the foundation. Clean and repair the roof gutters, and make sure the ground slopes away from the building so water does not collect around the foundation. Roof materials above a ceiling are a documented hidden-mold location, failing from roof leaks or insufficient insulation. A plumbing leak does not care what the weather is doing, so a weather-linked smell is a real clue.

In summer, or straight out of the vents when the air conditioning starts. This is the branch worth checking first when the timing lines up with cooling. A cooling coil is the coldest surface in the house and it is wet every time the system runs, which is why EPA reports that some research points to condensation on or near the cooling coils as a major factor in moisture contamination of the system.

Two named failure points sit under that. Substantial standing water or debris in the condensate pan is a problem that needs attention now, and the insulation near the coils should be checked for wet spots. Condensation or high relative humidity in the ducts is an indicator of potential growth on any type of duct.

Sizing matters too. A unit that is too big for the house cycles on and off frequently and removes moisture poorly, so an oversized system can leave a house damp while cooling it perfectly well. In a home that runs cooling most of the year, the air handler closet is one of the highest-probability hidden-mold locations there is.

In winter, or on one wall or in one closet only. That is condensation on a cold surface. Air holds less water as it cools, so the coldest surface in a room wets first while the room average still looks fine. Walls behind furniture, where condensation forms, and the insides of walls around leaking or condensing pipes are both on the hidden-mold list. Exterior-wall closets, window frames, and baseboards below windows are the usual suspects.

After a vacation, or the second you walk through the door. Two things are happening at once. The house sat closed with nothing running, so the microbial gases built up with no ventilation to carry them off. And your nose reset. You stop registering a constant smell in your own home within minutes of walking into it, and a few days away hands that ability back. In most of these cases the smell was there before you left.

Everywhere at once, worst in the humid months, with nothing obviously wet. Sometimes there is no leak to find. The house is holding more water than the materials in it can shed, and growth starts on the dampest surfaces without any single event to blame. That is the case a measurement settles, and it is the one case here where the fix is the air rather than a repair.

Under one cabinet only. That is a slow plumbing leak until proven otherwise: supply lines, the trap, a dishwasher gasket, a refrigerator ice-maker line, a washing machine hose, a toilet wax ring, a disposal coupling. It is the most common finding behind a musty smell under a kitchen sink. On a slab-built house a leak has nowhere to disappear to, so it surfaces in cabinets and baseboards. Over a crawlspace or a basement it more often pools below the living space instead, which is why the smell can seem to come from the floor.

All the time, in a house of any age. Do not write this off as an old-house smell. Modern construction is tighter than what it replaced, which cuts air exchange, and paper-faced drywall and engineered sheathing are much better mold food than plaster and solid lumber ever were. A newer home concentrates moisture more effectively, not less. Older stock has its own list: original window seals, aging caulk around tubs, showers, and sinks, and roof underlayment that wears out long before the tiles look bad.

One differential that points away from mold: if the smell is sewage or sulfur rather than damp and earthy, and it comes from a drain nobody uses, the water seal in that trap has probably evaporated. Run the tap for a minute and see if it goes. If the smell is sharp and chemical rather than musty, that is off-gassing from new materials, which is a different family of gases entirely.

Where the water is actually hiding

Once the timing narrows it, the room narrows it further. EPA's list of hidden-mold locations is the place to start: the back side of drywall, wallpaper, or paneling, the top side of ceiling tiles, the underside of carpets and pads, inside walls around leaking or condensing pipes, the surface of walls behind furniture where condensation forms, inside ductwork, and roof materials above ceilings.

Layered on that, the places residential moisture actually fails, grouped by room and system.

Bathrooms are the single highest-probability category in a typical home. Shower ceilings and upper wall corners, grout joints, behind the toilet where a wax ring can leak, the under-sink cabinet, the bath fan housing, and the subfloor at the base of the toilet.

In a kitchen the water is almost always at a connection. Look under the sink at the trap, the supply lines and the disposal coupling, then behind and under the dishwasher, then behind the refrigerator where the ice-maker line runs.

In a laundry room the same logic applies to the hose connections and the floor behind the machines. Add the door seal on a front-loader, where damp fabric sits between loads.

Around the cooling system, look at the air handler closet itself, walls, floor and ceiling, then the condensate pan and its overflow pan, then wherever the drain line terminates. The return-air grille and the ceiling below an attic-installed unit are the two places a slow problem shows itself first.

On the building envelope, growth follows the cold. Window sills and frames, the baseboards below them, and the inside of closets built on exterior walls are the usual finds. A basement or crawlspace adds the foundation walls, the vapor barrier and joists, and the sump.

What it eats is mundane: drywall paper, wood framing, dust accumulated on hard surfaces, fabric like carpet padding and upholstery, grout, and the biofilm inside an HVAC system. Ordinary indoor room temperature is already in the range these species grow in, so temperature is not the limiting factor anywhere in a heated or cooled house. Water is the only variable you control.

One honest limit before you start looking. A smell you can detect is the easy case. Colonies behind drywall, inside ductwork, under carpet padding, in cabinet voids, in attic insulation, or in a wall cavity can grow for months with no visible evidence and without releasing enough gas to smell at all. No smell is not proof of no mold.

What to check, in order

Measure before you spend. A hygrometer, the small instrument that reads relative humidity, is inexpensive and sold at hardware stores, and it turns a vague feeling about the house into a number you can act on. Put one in the room that smells and read it over several days, including overnight, because the number swings with the weather, with showers, and with whether the cooling or heating is running. EPA's guidance is to keep indoor humidity below 60 percent and ideally between 30 and 50 percent.

The tighter target for rooms you live and sleep in is 40 to 50 percent. A reading of 55 is not an emergency. Sitting above 60 is what you act on, and you do not need to wait for it to prove itself. A musty smell plus a reading over 55 overnight during cooling season is the combination that says stop guessing and go find the water.

Then follow the smell to its strongest point, before you touch anything. Open the under-sink cabinets, the closets on exterior walls, and the air handler closet, and smell each one on its own. Check the water systems one at a time: under-sink supply lines and traps, the dishwasher and the refrigerator ice-maker line, the base of each toilet, and the washing machine hoses. Then look at the air conditioner. Confirm the condensate pan drains and holds no standing water, and check the insulation near the cooling coils for wet spots. The maintenance rule is short: keep the drip pans clean and the drain lines unobstructed and flowing properly.

The free moves come next. Vent appliances that produce moisture, including clothes dryers and stoves, to the outside where possible. Run the bathroom fan or open a window when showering. Use the exhaust fan or open a window when cooking or running the dishwasher. If condensation is collecting on windows, walls, or pipes, dry the wet surface quickly and reduce the source, because condensation can be a sign of high humidity. Insulate cold water pipes so they stop sweating, and increase air movement in the rooms that stay damp.

One hard rule holds across all of it: stop at the point of disturbing something you suspect. Do not pull wallpaper, open a wall cavity, or tear into a ceiling. EPA is specific about why. Removing wallpaper can lead to a massive release of spores if mold is growing on the underside of it, and EPA's advice is that if you believe you may have a hidden mold problem, consider hiring an experienced professional. Locate it, measure it, and leave the opening up to someone who does it for a living.

What will not fix it

An air purifier is the trap most people fall into, and it is worth being exact about why. Activated carbon adsorbs gas-phase odors, and a carbon stage can knock the musty smell down, though this class of gas is the one plain carbon handles worst. The spores are particles and pass carbon by, and neither stage touches the wet material producing the gas. You removed the signal and left the cause, which is worse than doing nothing, because the smell was the one instrument telling you something was still wrong.

A dehumidifier is a real tool on the right problem. It manages ambient moisture so new growth does not start, which is why it belongs in a house that runs damp. It does not remove an existing colony and it does not fix a discrete leak. Running one at a dripping supply line just moves air around.

Companies sell duct cleaning hard when a musty air conditioner is the complaint. EPA has never found that it prevents health problems, does not set standards for it, does not certify the companies doing it, and says outright not to hire anyone who sells it as routine maintenance or claims a health benefit for it.

The line that matters most for a smell is simpler: if the conditions causing the growth are not corrected, growth comes back. Cleaning the ducts while the condensate problem stays broken does not hold. And duct insulation that is already wet or visibly moldy cannot be cleaned at all; it has to come out and be replaced.

Painting or caulking over a stain does not work either. Do not paint or caulk a moldy surface. Clean the mold off and dry the surface before painting. Paint applied over a wet substrate comes back through, smell included.

Ozone generators, odor machines, and fogging belong in the same bin. None of them removes water, and ozone at a level that would touch the smell is a lung irritant in its own right.

One source people miss because they bought it to help: a humidifier. A tank left standing between uses grows bacteria and other microbes in its own reservoir, and the machine then aerosolizes that into the room. If the musty smell is strongest near a humidifier, empty it, clean it, and see what happens.

When it crosses into mold territory

A musty smell with no visible source is not a vague worry. It is close to EPA's own definition of a case worth investigating: you may suspect hidden mold if a building smells moldy but you cannot see the source.

Here is the honest health picture, kept to what is settled. A 2011 systematic review of the epidemiology found sufficient evidence of an association between home dampness and mold and asthma exacerbation, cough, wheeze, upper respiratory symptoms, asthma development, allergic rhinitis, and eczema. It described asthma exacerbation in children as strongly suggestive of causality, while stating plainly that there is not sufficient epidemiologic evidence of a causal relationship for any of the outcomes it reviewed. An earlier expert panel drew a narrower list from the same literature, and added that exposure-assessment problems in the studies prevent deriving any quantitative safe threshold. WHO's conclusion covers increased prevalences of respiratory symptoms, allergies and asthma, and perturbation of the immunological system. It does not extend past respiratory, allergic, and immune effects.

CDC's symptom list is short and specific: stuffy nose, sore throat, coughing or wheezing, burning eyes, or skin rash, with stronger reactions in people who are allergic to mold or have asthma, and lung infections possible in people who are immunocompromised. That is CDC's list for everyday exposure. Repeated exposure to a heavily contaminated HVAC system can also drive a delayed lung inflammation called hypersensitivity pneumonitis, which is less common and more serious. Some people react and some do not. Sensitization, asthma history and individual susceptibility all feed into it, and part of the effect appears to run through non-allergic airway irritation rather than allergy, so being non-allergic is not a clean exemption. If you have symptoms you want explained, that is a conversation with your doctor, not something to settle from a smell.

What the smell cannot tell you is which species. Even by sight, EPA holds that a positive determination of whether something is mold can be made only by an expert and may require laboratory analysis for final confirmation. A smell tells you something is growing on something wet. It does not tell you what it is, and it does not tell you how bad it is.

The completion test is the same smell, running backwards. EPA's criterion for a finished cleanup is that the water or moisture problem is completely fixed, and that visible mold and moldy odors should not be present. When the smell goes and stays gone, the moisture went with it. When it comes back, so did the water.

Where do I start?

  1. Put a hygrometer in the room that smells and read it over several days, including overnight.

  7. Stop before you disturb anything you suspect. Do not pull wallpaper or open a wall cavity; that release is what a professional is for.
